Construction Progress Updates
The Emery mixed use development includes 415 market rate, 85 affordable rental homes and retail in 4 separate buildings. The buildings are surrounded with generous public open spaces including a 1.5 acre public park. The public park offers a basketball court, community garden, children’s play areas, bicycle and pedestrian paths. Significant onsite private amenities for its residents include a club room, co work space, pool/spa, and generous private outdoor lounge space. The development preserves the Sherwin Williams Paint Factory office building which is one of the last historic brick facade buildings in Emeryville, and provides significant community benefits including many public works projects to beautify and enhance the surrounding streets and neighborhood.

We hope this message finds you safe and well. Below are the latest updates on our progress at "The Emery".
ON SITE WORK:
Buildings B1 and B2 occupancy approved!!
We have received occupancy approvals for Buildings B1 and B2. As a result we will adjust our construction fences on 6/13/22 in order to provide access to those buildings, the parking garage, and of course 46th Street and Hubbard Street which bisect the site.
We anticipate our first residents (your new neighbors!) to occupy the buildings later in June 2022.
Buildings C & D continue to progress at various stages of interior/exterior finish.
PG&E POWER INTERRUPTION:
We expect our Phase II onsite power to be connected to buildings C & D by 6/10/22. We do not anticipate any power interruption for the neighborhood.
OFFSITE WORK:
Joint Trench Undergrounding Work on Horton Street:
The Joint Trench (power and telecom utility trenching) work on Horton Street between Sherwin Avenue and Park Avenue is still in progress. Underground trenching has been completed. Sidewalk improvements along the West side of Horton Street adjacent to the businesses are ongoing in one section where existing live gas line vaults need to be raised. We are working with PG&E on how they want this work completed.
45th & Hollis Intersection:
The traffic signal is complete and operating.
Horton Street Paving:
The Horton Street paving work has been postponed until Steelwave (our office building neighbor) completes the bulk of their work to eliminate potential damage. We will let you know when we are closer to that work occurring.
