PG&E POWER INTERRUPTION:

We expect our Phase II onsite power to be connected to buildings C & D the week of May 23rd 2022. PG&E crews will be onsite that week connecting our onsite transformers, etc. We expect portions of the neighborhood to experience an interruption of power during the day for this work. We do not have exact details on who will be affected yet. We will continue to follow up with PG&E for this information. It is our understanding PG&E will be sending notices to the affected neighbors.

OFFSITE WORK:

Joint Trench Undergrounding Work on Horton Street:

The Joint Trench (power and telecom utility trenching) work on Horton Street between Sherwin Avenue and Park Avenue is still in progress. Underground trenching has been completed. Sidewalk improvements along the West side of Horton Street adjacent to the businesses are ongoing in one section where existing live gas line vaults need to be raised. We are working with PG&E on how they want this work completed.

Please be aware that extensive traffic controls will be in place during this work and it will take approximately another 2 weeks to complete. There will be increased truck traffic occurring during working hours, generally 7am - 6pm each day.

45th & Hollis Intersection:

One of the improvements we are constructing as part of the development is a traffic signal at 45th and Hollis. We anticipate completion of this intersection by late May 2022.

Horton Street Paving:

The Horton Street paving work has been postponed until Steelwave (our office building neighbor) completes the bulk of their work to eliminate potential damage. We will let you know when we are closer to that work occurring. There will be additional noise and odors from the paving machines. Traffic controls will be in place however please plan extra time to get through these areas.

 

ON SITE WORK:

Buildings continue to progress onsite at various stages of completion.

Our first two buildings are targeting occupancy by Q2 2022. We plan to open our leasing office on site last week of June. We have started pre-leasing as of this week.

The Joint Trench (power and telecom utility trenching) work on Horton Street between Sherwin Avenue and Park Avenue is still in progress. Underground trenching has been completed. Sidewalk improvements along the West side of Horton Street adjacent to the businesses are ongoing.

Please be aware that extensive traffic controls will be in place during this work and it will take approximately another 2 weeks to complete. There will be increased truck traffic occurring during working hours, generally 7am - 6pm each day.

45th & Hollis Intersection:

One of the improvements we are constructing as part of the development is a traffic signal at 45th and Hollis. We anticipate completion of this intersection by late April 2022.

Horton Street Paving

Significant paving operations on Sherwin Avenue have been delayed until 4/11/22. This is scheduled to last 10 days. The Horton Street paving work has been postponed until Steelwave (our office building neighbor) completes the bulk of their work to eliminate potential damage. There will be additional noise and odors from the paving machines. Traffic controls will be in place however please plan extra time to get through these areas.

Joint Trench Undergrounding Work on Horton Street:

The Joint Trench (power and telecom utility trenching) work on Horton Street between Sherwin Avenue and Park Avenue is still in progress. Underground trenching has been completed. Sidewalk improvements will now start the week of March 21st 2022 along the West side of Horton Street adjacent to the businesses.

Please be aware that extensive traffic controls will be in place during this work and it will take approximately 2 weeks to complete. There will be increased truck traffic occurring during working hours, generally 7am - 6pm each day.

45th & Hollis Intersection:

One of the improvements we are constructing as part of the development is a traffic signal at 45th and Hollis. The work is almost complete. We anticipate completion of this intersection by late March 2022. We are now waiting on the PG&E meter to power the signal.

Horton Street Paving

One of the improvements we are constructing as part of the development is a traffic signal at 45th and Hollis. The work is almost complete. We are just waiting on the final building permit approval from the City. We anticipate completion of this intersection by early March 2022.

Horton Street Manhole Abandonment:

Our subcontractors will abandon an unused lateral connection to a manhole on Horton Street in front of the office building. Please be aware of traffic controls, excavation work, and increased truck traffic to and from this location from 2/28/2022 - 3/3/2022.

Power Connection Work:

PG&E has informed us that our first "permanent" power connection will take place next week from 9/20-9/23. PG&E told us there will not be a power disruption to our neighbors during this work.

The Joint Trench (power and telecom utility trenching) work on Horton Street began on 6/14/21. Please be aware that extensive traffic controls will be in place during this work and it will take approximately 8 - 12 weeks to complete between 46th street and Park Avenue. There will be saw cutting, heavy machinery excavation work, increased truck traffic for soil off haul, etc. occurring during working hours, generally 7am - 6pm each day.

Site Work

On 9/24 we will be refreshing all of the rock at the entrances to our site for winterization. Please be aware this work will require multiple trucks accessing the site.

Site Haul Route/Exit Change - 9/27 through 11/19/21

We need to temporarily change our large truck haul route/exit point. Large trucks will enter at Halleck (as normal) but they will be forced to exit the site at 46th & Horton Street northbound. This temporary change in large truck traffic is due to significant excavation and concrete flatwork occurring on both sides of Hubbard street at the normal exit point. Large trucks will not be able to physically turn on site and exit on Hubbard safely given the work in their way. Passenger vehicles and smaller trucks will be able to exit at the Halleck street entrance. This change in site circulation is expected to last from 9/27/21 through 11/19/21. We appreciate your patience as we complete this work on site. Please refer to the attached site logistics plan for more detail.

8/12/21Update

We anticipate a power interruption when we connect our permanent power to the site; estimated September 13, 2021. This week the PG&E team told us that the connection of our site to permanent power will not impact the surrounding neighborhood (i.e. no power outage). We will continue to follow up with PG&E as the date approaches in case there are changes.

Street Tree removal on West side of Horton Street:

Yesterday our contractors removed the existing street trees from the West side of Horton Street between Sherwin Avenue and 46th Street after receiving an order from the City Public Works Department on 6/16/21 that deemed them "nuisance" trees as defined by the City's Urban Forestry Ordinance. Our understanding is that the City made this determination given the extensive damage the trees had already caused to existing infrastructure and the potential safety hazards they would cause for pedestrians, cyclists, motorists and the construction personnel during construction when their roots were cut and the trees destabilized. It is our understand that the City was concerned that should the compromised trees survive construction they could also cause future damage and safety hazards to new infrastructure (curbs, gutters, sidewalks, bike lane, power line undergrounding, etc.)

This tree removal order followed a City Council meeting on 6/15/21 where after lengthy and thoughtful discussion it was decided that these trees (previously ordered to be preserved) would be in direct conflict with the new infrastructure improvements and that despite best efforts to preserve the trees they would likely not survive the impacts from construction work.

LMC had recommended and requested this determination from the City after our engineers and consultants conducted a lengthy investigation of the tree roots and infrastructure needs for this area over the past several weeks after removing the sidewalks. LMC will be responsible for planting new trees on Horton Street with deep structural soil that will allow roots to grow appropriately and without damage to future infrastructure. At the Council meeting LMC also agreed to plant 5 new trees on Park Avenue where there are empty tree wells in an effort to help improve the neighborhood's forest canopy.

While the loss of mature trees is never our preference if it can be avoided we strongly support the City's decision for Horton Street given the constraints and are confident the neighborhood's residents pedestrians, cyclists, and motorists will benefit in the long run from new undisturbed infrastructure and healthy new trees.

Sidewalk Removals (Horton Street west side)

Sidewalks along the west side of Horton Street between Sherwin Avenue and 45th Street were removed in order to investigate potential tree conflicts with the joint trench and curb/gutter/sidewalk work to be installed. The joint trench installed in this area is also tied to the "undergrounding" work required on Horton Street. We also removed sidewalks north of 45th Street where large utility boxes are to be placed close to trees. Our engineers staked and marked (w/ spray paint) the facilities to be installed along this frontage so we can identify any conflicts with existing tree root structures, etc. It is anticipated these sidewalks will be out of commission for roughly 8 weeks and southbound pedestrian traffic will be diverted to the east side of Horton Street as a result. Thanks for your patience as we prepare to complete this important joint trench/undergrounding work on Horton Street.

Building C (last bldg!) Our next to last structural concrete placement occurs this Wednesday 5/26/21 at the Building C podium area South. It will be a busy day with concrete truck traffic, etc. and we are hopeful we will be able to perform this structural concrete work without any noise ordinance time extensions from the City.

Structural Concrete placement remaining:

There is only 1large structural concrete placements left for Building C (and the site) expected this Wednesday May 26th. Lately due to the volume of work in the industry we have been dealing with excessively slow concrete supply issues on days when we do this type of work so while we hope to avoid future noise ordinance waivers (finishing by 6pm) it is possible we may need a waiver to complete this remaining work. We won't know until the work is under way on the day in question so please stay tuned...

Please keep in mind that with the rainy season upon us there will be a greater need for street sweeping so we are compliant with local and state stormwater management ordinances.

Sherwin Avenue Sidewalk Construction (North side)

Sidewalks are under active construction on the North side of Sherwin, please be aware of extra traffic controls in this area.

ON SITE WORK:

Building B1 stucco/plaster installation in progress and we expect brick installation to start this week.

Building B2 wood framing continues. Window installation is in progress. Mechanical trades are working inside the garage and the wood frame structures. Roofing work begins this week.

Building D Wood framing is in progress on level one. Fire Sprinkler and plumbing installation continuing.

Building C (last bldg!) Our next to last structural concrete placement occurs this Friday at the Building C podium area North. It will be a busy day with concrete truck traffic, etc.

Structural Concrete placement remaining:

There are only 2 large structural concrete placements left for Building C (and the site) expected this Friday 5/14 and Wednesday May 26th. Lately due to the volume of work in the industry we have been dealing with excessively slow concrete supply issues on days when we do this type of work so while we hope to avoid future noise ordinance waivers (finishing by 6pm) it is possible we may need waivers to complete this remaining work. We won't know until the work is under way on the day in question so please stay tuned...

Please keep in mind that with the rainy season upon us there will be a greater need for street sweeping so we are compliant with local and state stormwater management ordinances.

Power Connection Work

We anticipate a power interruption when we connect our permanent power to the site; estimated July/August 2021. We will continue to request clearer communication and more careful planning by PG&E for future planned outages that affect the neighborhood.

Sidewalk Removals (Horton Street west side)

Sidewalks along the west side of Horton Street between Sherwin Avenue and 45th Street were removed in order to investigate potential tree conflicts with the joint trench and curb/gutter/sidewalk work to be installed. The joint trench installed in this area is also tied to the "undergrounding" work required on Horton Street. We also removed sidewalks north of 45th Street where large utility boxes are to be placed close to trees. We are patching the storm drain trenches on Horton Street this week. Please be aware of the equipment in the street, traffic controls and use of asphalt material which has a distinct odor.

Offsite Work:

Power Connection Work - COMPLETED

The temporary power connection of our site to PG&E's system was completed last Friday 2/26/21. PG&E's work took longer than we or the neighbors were previously informed. Unfortunately PG&E communications of any delays in the work Friday were not clear or timely in our opinion. We will continue to request clearer communication and more careful planning by PG&E for future work that will cause power interruptions in the neighborhood (anticipated June/July 2021). Thanks for your patience.

Storm Drain Installation on Horton Street

The Horton Storm drain work is now complete.

Reclaimed Water Line Install - Sherwin Ave.

The reclaimed water line installation work on Sherwin Avenue will start today 3/2/21 and we anticipate it will last about 2 weeks. Please be aware of traffic control measures on Sherwin Avenue and be careful as you navigate this area.
